  *Each future occupant, 18 or older, must submit separate applications and pay separate application fees. NO EXCEPTIONS. If more than one applicant, all applications must be received before any will be processed.
  *Background checks include residential verification, credit check (we do have a credit score requirement), employment history, and criminal history.
  *Income requirement is 3 times the amount of rent. (Individual or Combined)
  *Applications are available EXCLUSIVELY ONLINE via our website or an affiliate link from our website. Application fees are non-refundable. We will NEVER ask for or any type of payments via social media. Only one application is required even if interested in more than one rental.
  *ALL OUR RENTALS ARE OFFERED ON A FIRST-COME, FIRST-SERVED BASIS FOR QUALIFIED AND APPROVED APPLICANTS.
  
  Insurance Requirement: Liability to Landlord Insurance in the amount of $100,000 is required. You can obtain this through most private Renters Insurance Policies with your personal insurance company, or we have an option for (1.) Roost Renters Insurance which covers your personal belongings AND the required liability to landlord insurance, or (2.) Just the Liability to Landlord Insurance, which does NOT cover your personal belongings - only accidental tenant damage to the property, for an additional $12.50 a month (no proration).
  
  Resident Benefit Package: $25.00 fee includes utility concierge service, on-time rent payment credit reporting, home buyers assistance, & more! (Charged per household, not per tenant.)
  
  PET SCREENING/PET FEES: *MANDATORY*
